Stafford Park is a 350-acre Brownfield mixed-use redevelopment located at the intersection of Route 72 and the Garden State Parkway in Manahawkin, NJ. The commercial component of Stafford Park affords great visibility from the Garden State Parkway and Route 72. In order to accommodate the commercial development, a 25-acre unlicensed landfill had to be completely removed and replaced with clean soil. In addition, a $12 million highway widening and realignment of the Garden State Parkway interchange had to be made. The retail portion of Stafford Park includes approximately 400,000 square feet with approvals for another 250,000 square feet. Current retailers include Target, Costco, Best Buy, PetSmart, Dick’s Sporting Goods, Ulta, Olive Garden, AT&T, and Vitamin Shoppe. Walters has partnered with each of these national retailers in helping them obtain up to LEED Gold Certification. In fact, Stafford Park is home to several of the retailers’ very first LEED Certified stores in the country.
Adjacent to the commercial development are 216 market-rate apartments, 112 affordable apartments and 25,000 square feet of office space and numerous governmental facilities. 349 single-family homes are also expected to break ground in the near future.
