Albertson Village
Albertson Village

Walters collaborated with the municipality for several years to create an appropriate redevelopment plan for this 3.5 acre Brownfield redevelopment project in downtown Haddon Township. The process culminated in a project consisting of 81 luxury apartment units spread over 4 buildings. The Albertson Village site was previous home to a concrete plant and has been an eye sore to the community for over a decade.

Being immediately adjacent to the PATCO high-speed rail line, it truly is a transit-oriented development. This community offers its residents the opportunity to rely less on their personal vehicles and take advantage of its “walker-friendly” locale.

Albertson Village is just another example of Walters’ ability to restore an unproductive property and revitalize the community to the benefit of residents, the municipality and local businesses. The development will also incorporate sustainable building features and is expected to obtain LEED Gold Certification.

Stafford Park Apartments
Stafford Park Apartments

Completed in 2009, this 112-unit family apartment community is situated on 7.5 acres within the Stafford Park, Manahawkin, NJ. As designated redeveloper of the overall 350 acre site, Walters and Stafford Township collaborated to provide much needed affordable housing to the area. The project is the recipient of the 2010 Governor’s Excellence in Housing Award for “Best in Housing” and believed to be the first LEED Gold Certified affordable housing community in the state of NJ. Stafford Park is located off of Route 72 and the Garden State Parkway and is immediately adjacent to shopping opportunities, daycare, and a variety of public services.

Stafford Park Apartments is a component of a large-scale Brownfield redevelopment project. As designated redeveloper, Walters formed strong public/private partnerships with NJDEP, NJDOT, NJTA, Ocean County, Stafford Township, and the Pinelands Commission in obtaining approvals to remediate and redevelop the site.

Walters partnered with Wells Fargo on this project to obtain 9% tax credit financing administered by the NJ Housing and Mortgage Finance Agency.

This 52-unit family apartment community situated on 6 acres in Barnegat, NJ, is now open. Whispering Hills features 1, 2, and 3 bedroom units and its location provides easy access to both the Garden State Parkway and Route 9 as well as shopping, public transit and recreational opportunities. Whispering Hills is expected to achieve LEED Silver Certification. West Chester Commons
Laurel Oaks Apartments - coming soon

Laurel Oaks Apartments is a two–phased 94-unit family apartment community on 6 acres in Barnegat, NJ. This project involved input from the municipality/community to come up with a suitable location. Formerly the site of a defunct tavern that was abandoned a decade ago and has been an eyesore ever since, Walters has remediated the site and construction is underway. Located in Barnegat Town Center immediately off of Route 9, Laurel Oaks Apartments is close to public transportation, shopping, and recreational areas. This project contributes to the revitalization of downtown Barnegat and is expected to achieve LEED Gold Certification.
